At Coastal Reset at Phoenix VII, our goal is to provide every guest with a clean, comfortable, and worry-free vacation experience. Because our condominium is a privately owned property that has been extensively renovated and furnished with high-quality furnishings, appliances, and décor, we require guests between the ages of 21 and 24 to complete a Young Adult Guest Agreement and provide an additional refundable security deposit.

This policy is not intended to discourage bookings. In fact, many of our younger guests are some of our best visitors. The agreement simply helps protect the property and ensures that all guests enjoy a safe and respectful environment while staying at the resort. The additional deposit is fully refundable after checkout provided the condo is left in good condition and all house rules are followed.

The security deposit serves as a safeguard against accidental damage, excessive cleaning, unauthorized guests, HOA fines, or violations of resort policies. It also allows us to continue offering a beautifully maintained property for future guests while keeping rental rates competitive.

We understand that signing an additional agreement may feel like an extra step, but it is a standard practice for many privately owned vacation properties along the Gulf Coast. The process is quick, straightforward, and designed to protect both the guest and the property owner by clearly outlining expectations before arrival.
